Here is a list of the more common question I’ve received lately. I’ll update this from time-to-time as needed. The reason for this new communication method is that it allows all members to benefit from a response to a common question or suggestion and allows me to quickly direct a repeated inquiry to this page.

This hasn’t been tried before so let’s see how it goes. This first installment has some over-arching topics of significance with a detailed explanation but hopefully clarifies. Thank you in advance for reading.

Q: The lodge is paid off. Can we have reduced bed fees now?

A: Unfortunately not. Along with every household we are experiencing operational cost increases, most notably on property taxes and insurance. We also need to save money for capital improvement projects (aka capex). More on this in the next question.

What I am happy to report is that together with the executive we have kept the bed fees for the 2023/2024 ski season the same as 2022/2023. Your bed and parking fee increase is 0%. It is reviewed every summer once the ski season is over.

Q: I understand that capex improvements are necessary over time. Can’t we just re-mortgage the lodge to pay for it and enjoy lower bed fees? The new loan would replace the old mortgage and we were fine financially back then.

A: Unfortunately re-mortgaging or obtaining a home equity line of credit (HELOC) is not possible. My understanding was that the last refinancing was extremely difficult to get approved because the ownership of the lodge is a non-profit society. Strictly speaking we are not a typical homeowner in the eyes of lenders. We would have to seek financing through commercial banking. Commercial rates are higher than what homeowners pay (even for real estate) and always come with a demand for a guarantor. If not familiar with commercial financing that means that a lender would demand that a member or group of members personally guarantee the debt of the club, would have to qualify for that guarantee, and be prepared to make good on that guarantee if needed. Having owned several businesses in my career I can testify that is true. No matter how strong my business was every lender had me sign a personal guarantee of all and any of my assets.

Q: Can we replace the windows? They’re old.

A: This has come up on a regular basis for a few years now. Hilmar researched the cost/benefit in general and the result was that if a given home had double-pane windows that were not failing (cracks, leaks) the utility savings of having new windows was negligible. It was many years to even approach break-even. Our current windows are double pane and operational. Windows are also open a bit at night (often) to allow for fresh air and new windows won’t change that need or preference.

The cost of new windows would easily be over $30,000 and is not a responsible use of the club’s resources at this time. Windows needing replacement will be addressed as needed (like the bathrooms that were upgraded) but a full replacement is not being contemplated.

Q: What is happening about capital projects and improvements?

A: This is a great question that ties in with bed fees and financing. I’ve begun the process of creating a list of all the major components (capital expenditure items or capex) in the lodge that would require a planned replacement or is of significant cost. The next step is to research when the capex items were last replaced, it’s estimated lifespan, and status. We then need to assign a capex cost to its replacement, likely using today’s estimate and adding in inflation to the expected replacement year. This is a priority project that I will work on with Hilmar and reach out for assistance when required. Someone in the club who is an active and accredited home builder, renovator, or HVAC specialist would be a resource. In the meantime the financial priority is to start saving cash.

Q: Can the 2-month booking window be returned?

A: This was discussed at an executive meeting recently and decided to not change the 1-month booking window. The reason is that it allows a more diverse variety of members to book as less frequent users tend to book closer to their planned stay dates. Importantly we’ve seen a reduction in the number of cancellations and the administrative tasks required to issue refunds. It seems that when people had the ability to book 2 months out, they would, but then change their plans more often than those that book 1 month out. In addition to making changes (manually) in the booking system Linda must process the refund that Moneris charges for a second time. We pay the Moneris fee on money coming in and going out. I know this change is not welcome by all members and in the interest of transparency the lead advocate for not changing the 1-month booking window was me and not other executive members.

Q: With EV’s becoming more common are we going to add charging stations?

A: While EV’s are becoming more common they are not near the adoption rate where we should contemplate charging stations at the lodge. This project would require a significant investment in the electrical upgrades needed (even for one station) and is not being contemplated in the capex project explained above.

Q: The carpets are dirty, the firewood supply is needing replenishment, the tiles are broken, and other things need repairing. This place is falling apart! What are you doing about it?

A: Luckily that feedback hasn’t been widespread. Yet the feedback is correct – there are R&M issues and it is being handled. Now that I’ve had an opportunity to get oriented and settled into the role members will see improvements starting with the upcoming work weekend. Priority items as of now include:

  • Light switch broken.
  • Bed lights.
  • Dishwasher broken (again).
  • Front entrance tile. This is proving to be difficult as contractors either won’t respond or are difficult to get a response from. I won’t give up though.
  • Seasonal R&M for winter.
  • Mud/gravel section of the parking lot. This is proving to be difficult as contractors either won’t respond, aren’t interested, or are difficult to get a response from. I won’t give up though.

Q: Why don’t you have a lodge committee?

A: Although I covered this at the Zoom AGM this spring I’ll clarify. While I’ve seen the lodge committee be effective in the past with some major headwinds to our operability I’ve seen relatively operational and small to medium sized decisions gets mired in a committee process that slowed down action. A lodge committee also allows a select group of members to participate in decisions without having been elected to a mandate. I am also confident in my operational, project management, and small business financial management experience as a business owner. For example, I will not consult a committee to discuss procuring firewood. I did have a member pass on feedback about the quality of firewood and that feedback was incorporated into the firewood storage plan for this year. I had another member send photos of the broken tiles and although I was already aware their added feedback and check-in was appreciated.

Yet I realize that I don’t know everything and when I need help. I will commit to the following:

  • I will be transparent in decision-making with a business case. Decision-making will consider what is best for the club and all members while recognizing that regular users do have more intimate knowledge of things like R&M issues. I know I can ask for opinions at any time.
  • Major decisions must go to the executive and approved by the trustees, so there’s a built-in check there.
  • Members contacting me will receive a response. I will avoid communication back and forth that is unproductive.
  • Email inquiries and feedback will be directed here if already asked and answered.

I will probably make mistakes at times. That is part of business management and moving things forward so thank you in advance for the support when needed.

A Gear Pass allows you to leave some of your stuff at the lodge during the winter season.

    1. You are permitted to leave one pair of skis or snowboard, one pair of boots and one set of poles.
    2. You will use the provided Sterilite footlocker (about 31" x 17" x 13"). No other containers are permitted.
    3. When you are not staying at the lodge you will leave your footlocker in the locker storage area.
    4. The Inside Edge Club is not responsible for any lost or stolen items.

Gear Passes are now available. A Gear Pass allows you to leave some of your stuff at the lodge during the winter season.

The Inside Edge web site has moved to a new [web] location and has a new look. Notice the missing ".BC" part in the name. When the web site was first created long ago the Canadian name registrar thought names should include the province. Names ended in ".ON.CA" for Ontario, ".MB.CA" for Manitoba and so on. The idea never caught on so now it's just ".CA".

The old email addresses will still work for now but you should update your email address book with the new @insideedgeclub.ca names.

The new site also supports signing in. You'll need to sign in to renew your membership, update your profile and access member only pages like the reservations form.

The Inside Edge Club is a registered society under the B.C. Society Act. Due to the inherent risks associated with any sport activity, the Act requires that each member must be legally responsible for their actions. As such, the constitution of the Inside Edge Club requires that all members be at least 19 years of age.

We are a volunteer run club. All event coordinators and club directors (Executive and Trustees) give their time freely for the enjoyment of all.

Since its humble beginnings as a ski club back in 1971, the Inside Edge Club grew to be one of Western Canada's largest social and recreation clubs of its kind. Activities you can join include hiking, cycling, camping, dances, dinners, theatre, and kayaking to name a few.

The Inside Edge is comprised of members from all walks of life. Members' age groups range from the over 20's to over 60.

The ratio of men to women is fairly equal at about 48% : 52%.

How is the club run?

The club operates on a non-profit basis with its members volunteering to organize the various activities offered. In order to ensure the club's policies and the provisions of the Society Act are adhered to, an Executive team is elected each year at an Annual General Meeting and their term is from April to March each year.

Can I bring friends to club activities?

Members are welcome to bring guests to our monthly clubnight. For functions and events, members' guests will need to pay the non-member fee to participate.

By signing this document you will waive certain legal rights, including the right to sue.

I hereby certify that I am nineteen years of age or older and I agree to abide by the guidelines, policies, procedures, and bylaws of the Inside Edge Club 1981 (hereinafter referred to as “The Club”).

In consideration of The Club accepting my application for membership and permitting my attendance at The Club events and activities, I hereby agree as follows:

  1. TO WAIVE ANY AND ALL CLAIMS that I have or may in the future have against The Club, and its directors, employees, agents, and representatives, (all of whom are hereinafter collectively referred to as “The Releasees”) and to Release the Releasees from any and all liability from loss, damage, injury or expense that I may suffer, or that my next of kin may suffer as a result of my attendance at The Club events and activities due to any cause whatsoever, INCLUDING NEGLIGENCE, BREACH OF CONTRACT, OR BREACH OF ANY STATUTORY OR OTHER DUTY OF CARE, INCLUDING ANY DUTY OF CARE OWED UNDER OCCUPIERS LIABILITY ACT, R.S.B.C. 1979, c.303, ON THE PART OF THE RELEASEES.
  2. TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability for any damage to property of, or personal injury to, any third party, resulting from my attendance at The Club events and activities.

  4. This Agreement shall be governed by and interpreted in accordance with the laws of the Province of British Columbia; and
  5. Any litigation involving the parties to this agreement shall be brought within the Province of British Columbia. In entering into this Agreement I am not relying upon any oral or written representations or statements made by the Releasees other than what is set forth in this Agreement.

MEMBERSHIP POLICY:

  • Members must be 19 years of age or older and agree to abide by the by-laws and rules of the Constitution derived by The Inside Edge Club 1981 as defined by the Societies Act of British Columbia.
  • There will be no refunds on membership dues once payment has been submitted to the Club.
  • Members must be in good standing to be entitled to the benefits and privileges of The Inside Edge Club 1981.
  • Memberships are non-transferable.

I covenant not to make or bring any such claim against The Club or any other Releasee, and forever release and discharge the Club and all other Releasees from liability under such claims.
  1. TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability for any damage to property of, or personal injury to, any third party, resulting from my attendance at the Activities.
  1. This Agreement shall be effective and binding upon my heirs, next of kin, executors, administrators, assignees, and representatives, in the event of my death or incapacity, and shall ensure to the benefit of the Releasees and their respective representatives, successors and assigns.
  2. This Agreement shall be governed by and interpreted in accordance with the laws of the Province of British Columbia. Any litigation involving the parties to this agreement shall be brought within the Province of British Columbia.
  3. In entering into this Agreement I am not relying upon any oral or written representations or statements made by the Releasees other than what is set forth in this Agreement. If any term or provision of this Agreement is held to be invalid, illegal, or unenforceable in any jurisdiction, such invalidity, illegality, or unenforceability shall not affect any other term or provision of this Agreement or invalidate or render unenforceable such term or provision in any other jurisdiction.

I ACKNOWLEDGE THAT I HAVE READ AND UNDERSTOOD ALL OF THE TERMS OF THIS AGREEMENT AND THAT I AM VOLUNTARILY WAIVING SUBSTANTIAL LEGAL RIGHTS (ON MY BEHALF AND ON BEHALF OF MY HEIRS, EXECUTORS, ADMINISTRATORS, AND NEXT-OF-KIN), INCLUDING THE RIGHT TO SUE THE CLUB AND THE RELEASEES.

MEMBERSHIP POLICY:

  • Members must be 19 years of age or older and agree to abide by the by-laws and rules of the Constitution derived by The Inside Edge Club 1981 as defined by the Societies Act of British Columbia.
  • There will be no refunds on membership dues once payment has been submitted to the Club.
  • Members must be in good standing to be entitled to the benefits and privileges of The Inside Edge Club 1981.
  • Memberships are non-transferable.
